Strata Living at Acculon

The information below is a summary of this information and offers some advice on how these rules are applied at Acculon.

Moving

  • Removalist vehicles must use street parking for loading and unloading. Trucks are not permitted to enter the garage.

  • Lift padding must be used when moving large items through the lifts. Refer to the contacts page to have lift padding installed.

  • Please be considerate of other residents and do not hold the lifts for continuous periods of time.

  • Do not hold open lift doors as this will result in damage to the door mechanism and failure of the lifts.

  • Any damage to common property, including lifts, will be recovered from the lot owner.

Pets

Please refer to Acculon By-Laws Clause 16 Keeping of Animals. In summary:

  • residents must notify the owners' corporation of any pets being kept (refer to the contacts page);

  • pets must be carried when on common property; and

  • pets are prohibited from the 4th floor common area gardens, swimming pool deck, gym, and common room.


Parking

Vehicles must only be parked in designated areas.

An accessible car space is located in the ground floor of the garage. This space is to be used only for short term and infrequent visitors that hold and display a valid mobility permit.

Other than vehicles (cars, motor bikes, and bicycles) items must not be left in the garage area at any time. This includes within the allocated car spaces for each lot.

Mail and Deliveries

Acculon has two entry foyers on Hunter Street and Brown Street that contain resident's mailboxes for each wing of the building. During morning hours the foyer outer doors automatically unlock to allow the postman and other delivery services to access mailboxes.

It is recommended that Brown Street residents advise deliveries to be sent to the Brown Street foyer. This is especially important for infrequent services such as food delivery where drivers may be unfamiliar with the building.

Abandoned Goods

Items must not be left on common property without the consent of the owners' corporation. This includes the garage area and car spaces.

The strata committee has the power to remove items that are abandoned in accordance with the Strata Act.

Noise

If you have an urgent noise issue, please contact the Police Assistance Line on 131 444. Police are the agency that is best equipped to deal with the often associated anti social behaviour.

Access to the level 4 common facilities including gym, pool, and gardens is not permitted between 10 PM and 6 AM.

Maintenance

The owners corporation is responsible for maintenance and repair of common property – each owner repairs anything in their own property. Strata Living provides guidance on what items are considered common property:

Who to contact:

  • Renters should contact their landlord or real estate agent for all repairs.

  • Owners should complete a maintenance request for common property repairs.

Examples of items that are not the responsibility of the owners' corporation include:

  • Air conditioners;

  • Internal carpets, painting;

  • Window cleaning unless inaccessible.

Cosmetic

  • No approval or notification required

Minor renovations

  • Approval of the strata committee is need, refer to contacts

Major renovations

  • A special resolution vote at a general meeting is required.

  • If approved, 14 days' written notice to the strata committee must be provided prior to works beginning.

In summary:

It is the responsibility of lot owners to prepare and submit a proposal to the strata committee secretary.

Special resolutions can only be considered at an annual or extraordinary general meeting of the owners' corporation.
